PRE-PURCHASE PEST INSPECTIONS

As noted, the pre-purchase inspection is a non-invasive (visual) inspection of the real estate only. We are not allowed to move any of the vendor’s furniture or items, or cause damage to the property by probing materials. If we cannot access a particular area, we will report as such.

READY TO BUY?

Make Sure You've Done Your Due Diligence By Booking a Pre-Purchase Pest Inspection

If you are about to buy a new house, you should consider investing in a pre-purchase pest inspection report. Buying a property is one of the biggest financial investment decisions you can make. You wouldn’t buy a car without first taking it for a test drive, so why risk spending hundreds of thousands more on a house without having had it inspected by an expert first.

Don’t make a blind offer. The information in our professional pre-purchase pest inspection report could help you negotiate a price reduction or withdraw from the sale altogether. Get informed, know what you’re buying, and buy with confidence!

When you move into your new home, you want to start decorating and getting used to your new lifestyle – not dealing with pests that could have been checked for beforehand. The risk of moving in with an active infestation is that you won’t know how serious it is until it’s too late, and it will be much costlier to deal with later on.

Avoid the risk of assuming everything is perfect when you move in – hire us for pre-purchase termite & timber pest inspection and ensure that you don’t inherit someone else’s disaster.

There are now more than 15,000 known species and subspecies of ant found worldwide, with around 3,000 known ant species found here in Australia. Only a small few of these species are considered ‘nuisance’ pests, namely the following types of ant:

What Areas Do We Inspect?

We inspect all buildings and structures within the property’s boundary, including a full inspection of every room and of the ceiling void and subfloor areas (where applicable).

We also inspect any timber fences, decks, pergolas, outbuildings, trees and landscape timbers in a 50m radius of the main building (within the property’s boundary).

Real Estate vendors are known to hide or prevent access to problem areas. You can be rest assured that our technicians at Defender Pest Control Specialists Melbourne are savvy to these actions and skilled at spotting and reporting on any suspicious areas requiring further access or an invasive inspection. Please note, the vendor is not obliged to grant any requests for further or invasive access.

What Does a Pre-Purchase Pest Inspection Involve & How to Get One

A pre-purchase pest inspection involves a thorough, non-invasive inspection of your property of interest, seeking to identify:

  • any current and active pest infestations, their location & size
  • any conducive conditions, environmental or otherwise, to be aware of that increase the likelihood of timber pest activity in the future
  • any decay, damage or construction issues that may encourage future pest problems

The inspection primarily focuses on timber pests – termites, borers and wood decay – and should more accurately be called a pre-purchase timber pest inspection.

Our pre-purchase pest inspections, and subsequent reports, are carried out in accordance with Australian Standards 4349.3-2010 and the AEPMA Code of Practice for Prior to Purchase Specialist Timber Pest Inspections.

HOW TO GET A PRE-PURCHASE PEST INSPECTION

Getting a Pre-Purchase Pest Inspection Is Easy: You Call Us!

We work for you, not the vendor or the real estate agent! We will work with the agent to find an appropriate time to attend at the property, with or without you. If you wish to attend at the time of the inspection, you are welcome to do so. Our technician can point out their findings as they go.

We will then provide you, our client, with our full and in-depth report once we’ve conducted our inspection. More often than not, a pest inspection condition in a Contract of Sale will require that you provide a copy of the report to the vendor. However, outside of such a stipulation, the report is yours to do with as you see fit.

We will happily discuss any questions you may have following your reading of the report: we want you to be as informed as possible before making or finalising your offer.

Our report will document:

  • Any visual evidence of current timber pest activity (termite, borer, wood decay)
  • The extent and location of any timber pest damage
  • Any construction issues and environmental conditions that make the property more susceptible to future timber pest attack
  • A summary of the risk of ongoing and future damage to the property
  • Recommendations for solving construction and environmental issues to make the property less likely to suffer timber pest damage
  • Report on any pre-existing termite management systems in place
  • Recommendations for a termite management plan to eliminate any current infestation and aid in reducing any risk of future infestations

There’s no point paying anyone to perform a pre-purchase pest inspection if you can’t trust that they did a thorough or accurate job.
